Average Dublin House Price Reaches €500,000, CSO Confirms

Dublin: The average cost of buying a home in Dublin has reached €500,000, according to the latest figures from the Central Statistics Office (CSO), placing home ownership beyond the reach of many prospective buyers.

The CSO report shows that residential property prices increased by 7% nationwide last year, marking a slight easing compared to 2024, when prices rose by 8.7%.

Nationally, the average house price stood at €387,000 last year. In Dublin, property prices rose by 5.6% compared to 2024, while prices outside the capital recorded a stronger increase of 8.1%.

Regional Breakdown

Within the capital, Dún Laoghaire–Rathdown remains the most expensive area, with average house prices reaching €680,000. Fingal and Dublin City also reported high average prices of approximately €475,000.

Outside Dublin, Wicklow recorded the highest average house price at €454,000, followed by Kildare at €440,000. Donegal remains the most affordable county, with an average house price of €195,000.

Prices Far Above Post-Crash Lows

Residential property prices were at their lowest point following the financial crisis in early 2013. Current prices are now 178.8% higher than those post-crash levels.

Moreover, today’s house prices are approximately 25% higher than the peak recorded during the property boom in April 2007.
