Dublin: A new affordable housing scheme aimed at essential workers—including nurses, teachers, and Gardaí—has been launched in Dublin, with applications open from today. The initiative offers significantly reduced rental rates, ranging from 27% to 36% lower than current market rents in the city.
The Clúid Housing Association, a licensed not-for-profit housing provider, is overseeing the project. The first phase comprises 46 discounted rental apartments at Bolands Mills in Docklands.
Affordable Rent in Prime Dublin Location
Compared to prevailing rental rates in Dublin 4, the scheme offers:
- Two-bedroom apartments for €1,710 per month
- Three-bedroom apartments for €1,850 per month
- Larger three-bedroom apartments for €2,100 per month
Eligibility Criteria for Applicants
Applicants must meet specific requirements, including:
- Local Area Connection—Applicants must have a strong link to the area, defined as:
- Born and raised within a 15-kilometre radius
- Lived in the area for at least five years
- Immediate family members residing in the area for five years
- Employment in Essential Services—Eligible applicants must work in public safety, healthcare, education, transport, or law enforcement.
- Income Requirements—Rent should not exceed 35% of household income.
- A household income of €58,629 is required for a two-bedroom apartment.
- A household income of €63,429 is required for a three-bedroom apartment.
- Income Proof Exemption—Applicants who have paid equivalent or higher rent in the past two years do not need to provide additional income verification.
Government and Industry Support
The scheme is being implemented as part of the Builder’s Discounted Scheme in collaboration with Dublin City Council, with further affordable rental projects expected in the coming months.
The Irish National Teachers’ Organisation (INTO) has welcomed the initiative, stating that enabling teachers to live near their schools will greatly benefit both educators and communities.
Historical Significance of the Site
The Bolands Mills complex, located on the Dublin waterfront, holds historical significance. During the Easter Rising of 1916, the site was occupied by rebel forces, with the nearby Bolands Bakery—later transformed into the Treasury Building—serving as the headquarters of the 3rd Battalion of the Irish Volunteers under Éamon de Valera.
