Dublin Ranks Eighth Lowest for Second-Hand Homes Available, Savills Ireland Reports

Dublin: Savills Ireland has found that Dublin ranks eighth lowest in the availability of second-hand homes in the Republic of Ireland, with 24.2 properties per 10,000 residents. Monaghan has the least availability, with just 81 homes for sale, and 12.2 per 10,000 population, about half the national average.

Counties in the commuter belt such as Meath and Kildare also show low availability, while Wicklow stands out with higher availability but is still below the national average. Major cities like Dublin, Cork, and Waterford have higher numbers of homes for sale, with Dublin having the most at 2,912.

The analysis highlights a significant shortage in rental properties, with only 5.9 rental units per 10,000 people, a sharp decline from the pre-Covid average. Monaghan has the lowest rental availability at 2.4 per 10,000, whereas Dublin has the highest at 15.3 per 10,000.

John Ring of Savills Ireland notes that the shortage in rental stock is a major concern, exacerbated by the high cost of apartment development outside Dublin, minimal buy-to-let investment, and regulatory challenges. The future of private rental housing delivery remains uncertain.
