Dublin: Average second-hand house prices across Ireland rose by 6.8% last year, slightly below the 7.2% increase recorded in 2024, according to the latest report from estate agent Sherry FitzGerald. The findings suggest that price inflation in the housing market is beginning to stabilise.
Outside Dublin, prices increased by an average of 8%, with particularly strong growth recorded in the Border and South-East regions, where prices rose by 11.1% and 9.4% respectively.
In Dublin, residential property prices rose by 5.8% last year, down from a 7.1% increase in 2024, reflecting a moderation in price growth in the capital.
The report shows that nearly 35,100 housing transactions were completed in the first nine months of 2025, representing a 3.4% increase compared with the same period in 2024. Sherry FitzGerald attributed this growth primarily to a surge in new home sales, which rose by 19.3% year-on-year, accounting for an additional 1,271 transactions.
Second-hand home sales, however, remained broadly stable, with 27,256 transactions recorded — a marginal decline of 0.4% compared with 2024.
Investor activity in the housing market has continued to fall. In 2025, investors accounted for just 8% of second-hand home purchases, the lowest level since 2011, according to the report.
Marian Finnegan, Chief Executive of Sherry FitzGerald, said the price increases in 2025 underline the persistent imbalance between housing supply and demand. She added that the strong growth in regional markets outside Dublin highlights the urgent need to deliver new homes across all parts of the country.
The report also warned that planned changes to the rental system, due to take effect from March, could lead to unintended consequences. Sherry FitzGerald cautioned that reforms affecting both tenants and landlords may accelerate landlords’ exit from the market, further exacerbating the shortage of rental accommodation.
Ms Finnegan noted that 2026 will be a critical year in determining the effectiveness of recent legislative and policy reforms in addressing Ireland’s housing challenges.
