Dublin: According to expert reports, house prices in counties beyond Dublin are witnessing a significant upswing, with an estimated average increase of 4.9% expected within a year. The Sunday Times Nationwide Property Price Guide indicates that Kerry, Kilkenny, and Portlaoise will experience the swiftest price hikes. Kerry is poised for the most substantial surge, with prices expected to climb by up to 15%, while Kilkenny and Portlaoise anticipate a 10% increase.

However, the guide highlights more affordable housing options in Mohill and Ballinamore in County Leitrim, along with Castlerea in Roscommon. Houses in Mohill are available for up to €155,000, while in Ballinamore and Castlerea, prices hover around €160,000. Conversely, house prices in Monaghan, Louth, and Westmeath remain unchanged.

The guide further notes that purchasing is more economical than building in counties like Wexford, Waterford, Mayo, and Offaly. Notably, Ballinlough and Model Farm Street in Cork boast the highest house prices, with three-bedroom semi-detached houses fetching €490,000 each. Greystones, Wicklow, is another sought-after location where houses are priced at €605,000.

The guide reveals that a majority of first-time buyers are aged over 35, emphasizing that the exorbitant cost of housing is hindering young individuals from entering the property market. The scarcity of housing options forces those without homes into high-rent situations, depleting their savings and making it challenging to accumulate a deposit for home ownership.
