Irish Property Prices Rise 7.9% Amid Supply Shortage and Strong Demand

Dublin: Ireland’s Residential Property Price Index rose by 7.9% year-on-year to May 2025, up from 7.6% in April, according to new CSO data, reflecting persistent demand and limited housing supply.

Dublin prices increased by 6.9%, while prices outside the capital surged by 8.7%. The median home price nationwide stood at €370,000, with Dún Laoghaire-Rathdown the priciest area (€670,000) and Leitrim the most affordable (€186,000). The highest local median was in Blackrock (€770,000), while Castlerea recorded the lowest (€150,000).

In May, 3,824 transactions were filed, down 4.3% from May 2024, totalling €1.6 billion. First-time buyers accounted for 1,388 purchases.

CSO noted the Border region had the sharpest annual growth (11.1%), while Fingal led within Dublin (9.3%).

Industry voices cited strong first-time buyer activity, but flagged affordability concerns and supply constraints. Experts urged urgent passage of the Planning and Development Bill 2025, alongside accelerated infrastructure delivery, to address ongoing housing shortages.
