Dublin: Dublin City Council has announced plans for a new low-carbon, climate-resilient suburb—Ballyogan —to be developed on the site of the current Dublin Industrial Estate, located between Glasnevin, Cabra, and Finglas in North Dublin.
The proposed development, now open for public consultation until May 12, envisions a modern, sustainable urban community adjacent to the Royal Canal, west of Glasnevin Cemetery and east of Ratoath Road. The area is already well-served by public transport, including rail and Luas connections at Broombridge.
Sustainable Urban Design
Ballyogan is being designed with sustainability and climate adaptation at its core. Green roofs and walls will be incorporated into building designs to mitigate internal overheating, reduce surface water runoff, and improve energy efficiency.
The suburb will feature environmentally friendly infrastructure, including roads, communications, water and drainage systems, and energy distribution networks. Efforts will be made to protect ecosystems and biodiversity, with the integration of extensive green infrastructure throughout the development.
Land Use and Amenities
Approximately 75% of the total land area will be zoned for residential use, with the remainder designated for enterprise and community purposes. The majority of residential buildings will range from three to four storeys, while select smaller and taller buildings—ranging from five to eight storeys—are also planned.
The masterplan includes:
- A linear park along the Royal Canal
- Dedicated walking and cycling corridors
- Two large community parks, including playgrounds
- Reserved land for primary schools and community facilities along Slaney Road
