Dublin: The average price of a second-hand home in Dublin has reached €600,047, according to the latest DNG National Price Gauge, underscoring the ongoing affordability crisis in Ireland’s property market. Outside the capital, average prices have climbed to €313,453, reflecting stark regional disparities.
Despite this milestone, price growth in Dublin has slowed, rising just 1% in Q2 2025—marking the third consecutive quarter of deceleration. Annual growth in Dublin now stands at 8%, slightly down from 9.6% in 2024.
Nationally, the Mid West saw the highest 12-month increase at 10.4%, with the South East close behind at 10.3%. Entry-level homes in Dublin (under €350,000) rose 9.9% annually, while apartments gained 7%.
Although supply in Dublin improved by 12% year-on-year, demand—especially from first-time buyers—continues to outstrip availability. DNG’s Paul Murgatroyd emphasised that rising prices are driven by persistent supply-demand imbalances, presenting ongoing challenges for policymakers and prospective homeowners alike.
