CSO Reports Sharp Rise in Irish House Prices..

Dublin: House prices in Ireland continue to climb sharply, with new figures from the Central Statistics Office (CSO) showing a 7.8% increase nationwide in the year to June 2024.

While prices in Dublin rose by 6.6%, the growth outside the capital was even stronger, at 8.8%. The only exception was Leitrim, which recorded the slowest growth, though house prices there remain the lowest in the country at €190,000.

Within Dublin, Fingal experienced the fastest rise, with an 8% increase, bringing the average home price to €370,000. Meanwhile, Dún Laoghaire–Rathdown recorded the highest regional average at €675,000, highlighting the continued disparity between Dublin and the rest of the country.

In June alone, 4,029 property purchases were filed with Revenue, comprising 3,092 existing homes and 937 new builds, representing a total value of €1.7 billion. Among these transactions were 1,531 first-time buyers entering the housing market.

Industry representatives say the figures reflect Ireland’s ongoing housing shortage. Rachel McGowan, Deputy Chief Executive of Brokers Ireland, said the price surge, while expected, highlights worsening affordability. “Higher earners may still be able to access the market, but for the average household, the dream of homeownership is slipping further out of reach,” she said.
