Irish House Prices Surge by €200,000 Since 2013, CSO Report Reveals

Dublin – House prices in Ireland have skyrocketed over the past decade, with the average property now costing €200,000 more than in 2013, according to the latest Central Statistics Office (CSO) report. The Residential Property Price Index (RPPI) rose by 8.7% in the 12 months to December 2024, reflecting a sustained upward trend in the housing market.

Steady Climb in Property Prices

In 2013, the average residential property price in Ireland was €155,000. By 2018, this figure had risen to €250,000. In 2024, the average price reached €355,000, according to the CSO.

House prices in Dublin have surged by 8.7% over the past year, while properties outside Dublin saw an even higher increase of 9%.

The Revenue Commissioners reported 5,177 home purchases in December 2024, marking a 2.3% increase compared to the 5,063 transactions in December 2023. However, for the full year 2024, 48,775 home purchases were recorded, representing a 29% decline compared to 50,234 transactions in 2023.

Regional Disparities in House Prices

Lowest Housing Prices: The most affordable county in Ireland was Longford, where the average house price was €182,250 in 2024.

Highest Housing Prices: The most expensive area was Dún Laoghaire-Rathdown, where property prices reached €660,000.

Apartment Prices: Nationwide, apartment prices increased by 6.9% over the past year. In Dublin, Fingal recorded the highest house price growth at 10%, while South Dublin saw a 6.9% rise.

Border Counties See the Sharpest Price Hikes

Outside Dublin, the sharpest house price increases were observed in the border counties of Cavan, Donegal, Leitrim, Monaghan, and Sligo, where prices surged by 14.2%. The Mid-East region, including Kildare, Louth, Meath, and Wicklow, also experienced significant growth, with prices rising by 7%.

Blackrock: Ireland’s Most Expensive Area

The priciest residential area in 2024 was Blackrock, County Dublin, where house prices averaged €730,000. In contrast, Clones (H23) recorded the lowest average price at €131,000.

Housing Market at Record Highs

The CSO report highlights that:

  • Dublin residential property prices are now 4.1% higher than their previous peak in February 2007.
  • Nationally, residential property prices are 18% above their highest level recorded in May 2007.

Dramatic 160% Price Increase Since 2013

Since 2013, Irish property prices have soared by 160.4%, with:

  • Dublin property prices rising by 157.8% from their lowest point in February 2012.
  • National residential property prices increasing by 171.5% from their lowest level in May 2013.
